Historic Riverside Golf Course Faces Potential Transformation into Mixed-Use Development

Battle Creek community voices concerns over proposed industrial and residential project

The Riverside Golf Course, a cherished institution in Battle Creek since 1926, is at the center of a proposed redevelopment plan that has sparked significant community debate.

Located at 245 E Columbia Avenue, the 134-acre property has been listed for sale at $1.899 million. The current owner highlights its proximity to downtown Battle Creek and major highways, positioning it as a prime candidate for mixed-use redevelopment.

Interstate Capital Investments (ICI), a firm specializing in mid-sized industrial developments across the Midwest, has entered into a tentative contract to acquire the property. Their preliminary plans suggest a division of the land into residential, commercial, and industrial zones.

During a recent community engagement meeting, residents expressed apprehension about the industrial component of the proposal. Concerns were raised about potential impacts on property values, local businesses, and the overall character of the neighborhood.

One resident voiced, "I am concerned about the word industrial." Another added, "I'm assuming the industrial part is based on that you can get some money for those lots."

Infrastructure capacity and alignment with the city's Master Plan were also topics of discussion. Questions arose about whether existing systems could support such a development and how it would fit into Battle Creek's long-term vision.

In response, ICI emphasized the importance of community feedback in shaping the project. Todd Krajniak, a partner with ICI, stated, "We wanted to better understand and avoid conflicts."

Jason Raleigh, a senior project manager at AR Engineering, acknowledged the community's concerns and mentioned that the team would consider adjustments to the proposal. Potential modifications include incorporating green spaces, parks, and pathways to maintain the area's aesthetic appeal.

The updated proposal will undergo review by the city's planning division before being presented to the board of commissioners as a conditional zoning application. Residents will receive notifications about upcoming city commission meetings where the proposal will be discussed.

The final decision on the redevelopment of the Riverside Golf Course rests with the city commission, which will evaluate the proposal's alignment with community interests and urban planning objectives.
