In September, Calhoun County's housing market saw a modest decrease in home prices, with the median sale price dropping to $175,000, a 1.7% decline from August's median of $178,000.
Compared to September 2024, the median sale price remained steady at $175,000, indicating a stable year-over-year performance.
Breaking down the figures, single-family homes had a median selling price of $170,000 in September, down 2.9% from August's $175,000. Year-over-year, this represents a 1.7% decrease from the median of $173,000 in September 2024.
Condominiums and townhomes experienced a more significant decline, with median sale prices falling 31.8% to $217,500 in September from $319,000 in August. Compared to September 2024, this is a 28.7% decrease from the median of $305,000.
In terms of sales volume, Calhoun County recorded 202 residential property sales in September, an 18.1% increase from the 171 sales in September 2024. The total value of these transactions amounted to $38.1 million.
Statewide, Michigan's housing market remained stable, with a median sale price of $275,000 in September, unchanged from August. However, the number of recorded sales across the state decreased by 20.8% from 12,276 in September 2024 to 9,722 in September 2025.
These figures suggest that while Calhoun County experienced a slight dip in home prices, the local market remains relatively stable, with an increase in sales volume compared to the previous year. |
